The power of a poster

4+1 Beds, 4 Baths • Detached Freehold Home • Weston Village, Toronto

Medium: Print
Result: SOLD

It’s September 2024 - the Toronto freehold housing market is down 5% from the year prior. Active listings are up 23%, which means competition is high.

Months of inventory in the neighbourhood is rounding to nearly 6 months, indicating a buyer’s market.

The home is staged to the nines, but the buyers aren’t biting.

So we resorted to a creative marketing strategy for this property, and for this home, that meant a poster …

Miranda designed a poster.
But it’s not a regular poster … it’s a cool poster.

Miranda leveraged her background in graphic design to create a poster with colour - but most importantly, a poster designed to stop people in their tracks.

Because in the context of real estate marketing … this poster looked different.

On a nearby cafe bulletin board, the poster stood out from the rest, with a vibrant colour scheme and concise key messaging.

But did the poster work?

Not right away.

The sellers terminated the listing, hoping to re-list in the Spring 2025.

But by early 2025, something unexpected happened…

Someone called Miranda, remembering the poster they once saw in a nearby cafe.

These home buyers had been searching for months by now, and they weren’t prepared to buy a home when they initially encountered the poster.

But now… the timing was just right, and they remembered the pink and blue poster.

The buyers inquired about the home and whether the home owners were still interested in selling. The answer was yes.

By Spring 2025, the house was sold, firm, off-market to the buyer who remembered the poster

… for the price (and the terms) that the homeowner was happy with.
